Zoning Permit Information for Madison Township
· An Ohio licensed Engineer or Surveyor must prepare at least 7 copies of the topography plan that will show the property elevations, the location of the dwelling in relation to each of the property lines, the connections of the utility lines and the location of the septic system on the property. A complete guide to a proper topography plan can be obtained from the Lake County Building Department (440 350 2636). · All copies of this plan are taken to Gerald Norris at the Lake County Health District Office (440 350 2842) who will retain 2 copies of these plans, stamp and sign off on the rest of them. A copy of the blue print of the house may be required by his office. · All remaining stamped copies of the topography plans (if more than 7 were presented) and 1 blue print of the interior of the house are then brought to the Zoning Office. A street address will be issued; the blue print must indicate the interior square floor footage on them. Drainage, floor area, utility connections will be checked, and other zoning aspects reviewed. This takes approximately 3 days. A $90.00 fee is associated with this Zoning permit (which includes a $20.00 temporary occupancy permit). One stamped topography plan is kept, all other stamped plans will be returned. Applicants full name, address and phone number must be included. Also needed is the total cost for the construction of the dwelling and total square footage of the dwelling. · The next office requiring review of these stamped plans will be the Lake County Soil & Water Office (440 350 2730) Please call them for exact information.
· The next office you must visit is the Lake County Engineer's office (330 350 2770). This office will perform a more detailed review of the drainage proposed and will be able to issue any culvert permits required for a driveway to be constructed. · The final permit must be issued by the Lake County Building Department (440 350 2636). · Property in sections of the Township are zoned A-1, Agriculture. Single family homes are permitted to be built, no duplexes, apartments, etc. are allowed though. Animal husbandry should be expected. Accessory buildings such as barns or sheds are allowed once a home is placed on the site. · The minimum front yard setback distance FROM THE ROAD RIGHT OF WAY AREA is 50 feet including porches or garages attached or detached from the house. The minimum side yard area must be 15 feet with a sum total of both side yards of 30 feet. A minimum depth of a rear yard is 40 feet measured from the most protruding section of home. · A manufactured or modular home is allowed to be placed on property in the Township only if the title of the home states manufactured or modular and a copy of this document must be presented to obtain the zoning permit. The home must be placed on a continuous (permanent) footer such as a slab, crawl space or basement foundation.
