OFF-STREET PARKING AND LOADING REQUIREMENTS
127.1 Number of off-street parking spaces:
In all districts, there shall be provided at the time any building or structure is erected or structurally altered (except as provided in Section 127.2), off-street parking spaces in accordance with the following requirements and all other local, state and federal requirements/acts of legislation not specified herein.
In all districts, except as provided in Section 127.2, the minimum parking space shall not be constructed at a width less than nine (9) feet and shall contain a minimum of two hundred (200) square feet in area.
127.1.1 Single family dwellings two (2) parking spaces for each dwelling including summer cottages: unit, but not in the front yard set back, excluding the driveway. No parking shall occur in the road right of way area. For Multiple Family Dwellings, see Section 127.1.22.
127.1.2 Rooming or boarding house: one (1) parking space for each sleeping room.
127.1.3 Private club or lodge: one (1) parking space for every ten (10) members.
127.1.4 Church or temple: one (1) parking space for each four (4) seats in the main auditorium.
127.1.5 School (except high school or college): one (1) parking space for each ten (10) seats in the auditorium or main assembly room, and one space for each classroom.
127.1.6 College or high school: one (1) parking space for each eight (8) seats in the main auditorium and three (3) spaces for each classroom.

127.1.7 Country club or golf club: one (1) parking space for each five (5) members.
127.1.8 Community centers, library, ten (10) parking spaces plus one (1) museum or art gallery: additional space for each three hundred (300) square feet of floor area in excess of two thousand (2,000) square feet.
127.1.9 Hospital, sanitarium, congregate one (1) parking space for each two (2) beds living facility, convalescent home, home for the aged or similar institutions:
127.1.10 Theater or auditorium (except one (1) parking space for each five (5) seats school auditorium, sports arena, or bench seating spaces. sports arena, stadium or gymnasium):
127.1.11 Hotel: one parking space for each sleeping room or suite plus one (1) space for each two hundred (200) square feet of commercial floor area contained therein.
127.1.12 Tourist home, cabin, or motel: one (1) parking space each sleeping room or suite.
127.1.13 Dance hall, assembly or exhibition one (1) parking space for each hall without fixed seats: one hundred (100) square feet of floor area used therefore
127.1.14 Business or professional office, one (1) parking space for each one studio, bank, medical or dental clinic, hundred fifty (150) square feet retail store or personal service of floor area ** establishment, printing shop, furniture or appliance store, hardware store, wholesale establishments, machinery or equipment sales and service, clothing or shoe repair or service shop,
** These requirements are shown at the minimal amount. It would be in the best interest of the developer and the community to consider the use of the proposed building and the maximum number of employees possible, designing the parking area to accommodate the peak hours of business and parking spaces for such.

127.1.15 Bowling alley: five (5) parking spaces for each alley.
127.1.16 Mortuary or funeral home: one (1) parking spaces for each fifty (50) square feet of floor space in slumber rooms, parlors, or individual funeral service rooms.
127.1.17 Restaurant, nightclub, cafe one (1) parking space for each one or similar recreation or hundred (100) square feet of floor area amusement establishment: .
127.1.18 Manufacturing or industrial one (1) parking space for each employee on the establishment, research or testing maximum working shift plus space to laboratory, creamery, bottling plant, accommodate all trucks and other vehicles warehouse or similar establishment used in connection therewith. 127.1.19 In an R-4 and R-5 District: two (2) off-street parking spaces per unit within one hundred (100) feet of designated unit entrance, and not less than two hundred (200) square feet in area exclusive of all access and walks, and not less than ten (10) feet in width shall be required. Additional guest parking at a rate of one (1) space per two (2) units shall be included on the site plan. (Cross reference 109.2, 110.7, 126.)
127.2 Rules Governing the Determination of the Number of Spaces: In computing the number of spaces required in Section 127, the following rules shall govern:
127.2.1 AFloor Area@ shall mean the gross floor area of the specific use.
127.2.2 Where fractional spaces result, the parking spaces required shall be construed to be the nearest whole number.
127.2.3 The parking space requirement for the use not specifically mentioned herein shall be the same as required for a use of similar nature.

127.2.4 Whenever a building or use constructed or established after the effective date of this Resolution is changed or enlarged in floor area, number of employees, number of dwelling units, seating capacity, or otherwise to create a need for an increase of ten percent (10%) or more in number of existing parking spaces, such spaces shall be provided on the basis of the enlargement or change. Whenever a building or use existing prior to the effective date of this Resolution is enlarged to the extent of fifty percent (50%) or more in floor area or in the area used, said building or use shall then and thereafter comply with the parking requirements set forth herein.
127.2.5 In the case of mixed uses, the parking spaces required shall equal the sum of the requirements of the various uses computed separately.
127.3 Special Parking Provisions:
127.3.1 All parking spaces required herein shall be located on the same lot with the building or use served, except that where an increase in the number of spaces is required by a change or enlargement of use or where such spaces are provided collectively or used jointly by two (2) or more buildings or establishments, the required spaces may be located not to exceed three hundred (300) feet from an institutional building served and not to exceed five hundred (500) feet from any other non-residential building served.
127.3.2 Not more than fifty percent (50%) of the parking spaces required for (a) theaters, bowling alleys, dance halls, night clubs, or cafes, and up to one hundred percent (100%) of the parking spaces required for a church or school auditorium may be provided and used jointly by (b) banks, offices, retail stores, repair shops, service establishments, and similar uses not normally open, used or operated during the same hours as those listed in (a); provided, however, that written agreement thereto is properly executed and filed as specified below.
127.3.3 In any case where the required parking spaces are not located on the same lot with the building or use served, or where such spaces are collectively or jointly provided and used, a written agreement thereby assuring their retention for such purposes, shall be properly drawn and executed by the parties concerned, approved as to form by the County Prosecutor or Township Legal Counsel and executed by the Board of Township Trustees and shall be filed with the application for a zoning permit.
127.3.4 Off-street parking facilities may be located within the required front yard of any AB@ or AM@ district but shall not be nearer than fifty (50) feet to any AA@ or AR@ district and no off-street parking shall be permitted in the required front yard, excluding driveways, of any AA@ or AR@ district and no off-street parking shall be permitted in the required front yard, excluding driveways, of any AA@ or AR@ district. Parking in the road right of way is prohibited.

127.4 Loading Space Requirements:
Every building or part thereof erected or occupied for retail business, service, manufacturing, storage, hotel, warehousing, mortuary, or other use similarly involving the receipt or distribution by vehicles of materials or merchandise shall provide and maintain on the same premises one (1) loading space for each ten thousand (10,000) square feet or fraction thereof of the floor area, in the building.
