117 - M-1" LIGHT MANUFACTURING DISTRICT
The development of the M-1 District is to encourage the development of manufacturing and wholesale business establishments which are clean, quiet, and free of hazardous or objectionable elements such as noise, odor, dust, smoke, or glare, operate entirely within enclosed structures and generate little industrial traffic. Research activities are encouraged.
117.1 ANY DEVELOPMENT occurring in an existing or proposed M-1 district, shall be required to submit a site review plan according to the criteria set forth in Section 126. A building or premises shall be used only for the following purposes:
117.1.1 Any uses permitted in a B-1 or B-2 District are permitted.
117.1.2 Residence or residential uses are not permitted.
117.1.3 SIC (Standard Industrial Classifications) code numbers will be used to designate those types of establishments that will be permitted in a "M-1" light manufacturing district. The following SIC codes will be acceptable as business establishments within the M-1" district. A building or premises shall be used only in accordance with the SIC codes:

117.2 LOT SIZE, FRONTAGE, HEIGHT, AND SETBACK
Maximum height of buildings - 3 stories, 45 feet *** Minimum depth of front yard - 75 feet Minimum either side yard - 20 feet ** Width of, sum of side yards - 50 feet Minimum depth of rear yard - none * Minimum lot area - NO RESIDENCES PERMITTED Minimum lot frontage - 85 feet

* A rear yard of not less than forty (40) feet in depth in a AM-1" district shall be provided upon that portion of a lot abutting upon a residential district.
** A side yard of forty (40) feet shall be required where a lot adjoins a residential district.
*** Wherever a building adjoins or abuts a residential district, such building shall not exceed three (3) stories or thirty-five (35) feet in height unless it is set back one (1) foot from the required side and rear yard lines for each additional foot of height above thirty-five (35) feet. NO minimum lot area is required for any use.

117.3 INDUSTRIAL BUSINESS SIGNS - All signs shall conform to the requirements of Section 128 and Section 128.3 for light manufacturing sign regulations.
117.4 THE SITE to be developed for M-1 uses shall be serviced by a sanitary system and water facilities as approved by the authorized governing agency.
117.5 PARKING REQUIREMENTS - See Section 127
117.6 Property owners in this district should be aware that active farms producing livestock, nursery crops, and other agricultural crops might be present and adjacent to your property. It is logical to expect noise from these active, working industries that could be derived from the operation of farm machinery, equipment, farm marketing and/or labor forces. Odors, dust, any other agricultural activities from but not limited to animal stock, farming operations, chemical applications, including accessing the property and other typical farming activity should be expected as common occurrences.
